It's a little bit gloomy today so you are not seeing the usual beautiful blue color sky on the background. When I drove by this morning I noticed lots of construction activity and several SOLD signs in front of lots and under construction homes. According to the builder, FIRST TEXAS HOMES, there are 3 almost finished new homes available for sale in the Oaks of Corinth. Positive news is that in this small 250K plus; 3 car garage, 1/3 acre lots - 4 homes were recently sold and 3 are pending.

  About 18 lots are still available. Please remember, that when you go directly to the builder to buy a new home you interests are not represented. The builders do not pay commission to real estate professionals from the proceeds of sale of a particular home, rather it comes out of their general marketing funds. This home for sale is in an ideal location to walk to Middle and Elementary school in Oakmont Corinth, TX. This home is priced at $211K, bellow its tax value. Sold a few years ago for over 230K. Now in the hands of HUD. To place a bid on a HUD property you must work with an agent who is registered with southwest alliance. This area also is great for cyclists as Corinth, TX cycling club meets less than 100 yards away. Interested? I am going to preview this property within a couple of days.

July 2009 vs July 2010: Total number of sales drop 50% for Dallas, Denton and Collin counties

Corinth, TX homes for sale: Unfortunately, here is the truth. The number of sold homes in July of 2010 is half of 2009. In spite of this fact, homes for sale in Corinth, TX and Denton, TX that are priced well, and in almost perfect showing conditions do sell! The homes that sell - have the best online presentation, multiple photos - at least 25, they are prominently displayed on realtor.com and other consumer oriented homes for sale sites. The homes that sell have local Denton TX and Corinth TX agents who work diligently and systematically promoting, marketing and keeping feedback flowing to sellers from the showings. The homes that sell stand out with competitive price, easy access to showings, and almost perfect condition of the home and grounds. With the interest rates at their lowest, surely there are qualified buyers out there!

Corinth TX homes for sale:
In spite of the marketing efforts, the sale does not happen online. The buyers make final decision when they step into the property. Most of the time with assistance from an agent. With so much marketing and means to expose the property online, it might appear that any owner can find a buyer for their home by simply posting their home on MLS at a discount fee or promoting it on for sale by owner sites. It can not be further from the truth and reality. Recent data show that the most work is to be done when the buyers decide between properties on their top three list and want to have the process of negotiations, repairs agreements and closing to go smooth and taken care by professionals. Unless the owners sell their home to friends or family, things can get ugly real fast. With this said, I wish all the best luck to home sellers who try to cut the real estate commission costs! So to all Denton, TX and Corinth, TX homeowners who are thinking to sell their home on their own - GOOD LUCK!

I just pulled up stats from the MLS system and this is what the report shows. The last 3 years have not been good to new home builders in Corinth, TX. It was, after all, expected. Foreclosures and shorts sales affected Corinth TX area - although not as widely as at some other locations in the DFW real estate market - making buyers think twice about buying a new home.  In addition, of course, buyers have resale properties available to chose from in Corinth, TX. They come in various price ranges and conditions. It appears that buyers prefer foreclosures and resale homes in Corinth, TX to new home construction this year. For example, 31 foreclosed properties were sold in 2010 in Corinth, TX vs single digit sales that you can count on one hand in New Home sales results.
