Your next home wish list: Corinth, TX or ???? any other town

Corinth, TX homes for sale: before you get started to search for a home - you might want to print this form. Fill this in and put it in the folder. Then go online and search for your new home. Whether it is realtor.com or any other home searching site - all information from a particular property (in this example in Corinth, TX or Denton, TX) is drawn from  a local MLS system, also knows as NTREIS. Once you print or save your favorite homes you can then compare them to your wish list. Also, if you start working with an agent you might want to bring this form to your first appointment so she or he can copy it and study your needs to narrow your searches down. Of course, the name says it all -it's only a wishlist. Obviously, whether the home you are searching for is in Corinth, TX, Denton, TX or any other town - it will be really hard to find a perfect match. Panorama Views on Homes for Sale

I have just completed a transaction with my client who I never met in person! We did a great job communicating via email, facebook, text. What a great feeling - she was happy with my work and now can move on to the next thing! It was a team effort and I am thankful to all who participated.

Just as sellers now can sell homes from another state and never come back for closing - everything done via email, online document storage sites or/and online signatures - the buyers will look at the property online first. Whether they live in Corinth, Denton, Argyle, Flower Mound, Dallas, Carrollton and the home for sale that they are interested to buy is around the corner, or miles away - online panoramic images, videos, virtual tours and multiple photos for each property are what they are looking at to decide whether to go view the property or not. I pay HUGE attention to online presentation and marketing of the property I list.


I always consider these two issues first:

  1. Quality of Photos (home preparation for photographing, exposure issues in terms of light, camera position, room views, property views, wide angle coverage, truthful but professional depiction of reality, time of the day, weather, and more)
  2. Usefulness of information to the buyer - how quickly they can access and view multimedia presentations.

The quicker the buyers access high quality images and the quicker they get to panoramic, video tours the more likely they will stay or use these tools again to review the property they liked the first time. Simplicity and access are more important today than the fancy software with dozens of bells and whistles that many online virtual tour sites offer.

So, if you are about to put your home on the market and have not decided on the agent - let me be your HIGH tech marketer! :-)

Paperless transactions are now a reality

I have just completed a certification program called e-PRO. This is an approved technology training for today's real estate professionals. I have to say - I am very impressed by the information I have received and lessons learned. I have seen an agent in San Franscisco able to be completely paperless using her laptop/tablet pc for everything - from signing contracts, putting offers, making notes, emailing contracts on the go. Her office is a local coffee shop and she is teting along only a small computer bag. I am not that far behind! As of today, I am launching a paperless transaction technology. Basically, by my clients's permission - the entire process of signing agreements between agent and client, putting and finilizing offers will take minutes instead of hours and days! All done in the secure and completely legal, industry accepted way online. Leaving secure trails and proof of signatures, ability to download signed documents in minutes! One requirenment - email account - at least one per family if more than one person is on the contract and Internet access. If you are searching for a deal in today's foreclosure market you must act fast. Often, the hot property receives multiple offers in the first day on the market. Be the first one there with paperless transaction. If you are concerned with buying a home without properly inspecting it - no worries - there is always a 3-7 days inspection period in which to conduct inspection and upon finding someting unresolvable - ability to get out of the contract (in normal transactions it is called option period).
