HUD properties may or may not be in bad condition. Most are sold "as-is" and usually ready to move in. Some repairs may be required (for safety issues, etc.), but can be rolled into a loan. Corinth, TX home for sale: HUD open for bids for owner occupied until 8-28-2010


This home for sale is in an ideal location to walk to Middle and Elementary school in Oakmont Corinth, TX. This home is priced at $211K, bellow its tax value. Sold a few years ago for over 230K. Now in the hands of HUD. To place a bid on a HUD property you must work with an agent who is registered with southwest alliance. This area also is great for cyclists as Corinth, TX cycling club meets less than 100 yards away. Interested? I am going to preview this property within a couple of days.

Types of homes for sale in Corinth, TX

Corinth, TX Homes For Sale. If you are in the market for pre-owned home you can buy one of these types of properties:

  1. Home for sale by ordinary sellers with enough equity to close or cash to bring to the closing table.
  2. Foreclosure home for sale. Owned by banks, or Freddie Mac and Freddie Mae. Buying this property means you will not see seller's disclosure and your agent must follow strict instructions and submit all appropriate addenda and forms. However, the negotiations and closing are usually achieved without delay.
  3. HUD home for sale. You agent/and her broker must have an account with HUD authorized sellers to place a bid on a home for sale in Corinth, TX or other areas of Texas. An agent must follow strict instructions and submit a complete package.
  4. Short sale home for sale. There are a few short sale homes for sale in Corinth, TX and Denton, TX. This transaction involves seller's lender approval and takes weeks and months to complete. Not recommended to home buyers needing to move in in 1-2 months.
When you are looking to buy a property for yourself to live in consider all four types. But if you need to move in within a short time - focus on #1 and #2 options. If you want a fixer upper but will occupy the property - research option #3. In any event, with historically lowest interest rates and large inventory - there are vast opportunities for the buyers now.

Corinth TX New Home Sales decline 83% since 2007

I just pulled up stats from the MLS system and this is what the report shows. The last 3 years have not been good to new home builders in Corinth, TX. It was, after all, expected. Foreclosures and shorts sales affected Corinth TX area - although not as widely as at some other locations in the DFW real estate market - making buyers think twice about buying a new home.  In addition, of course, buyers have resale properties available to chose from in Corinth, TX. They come in various price ranges and conditions. It appears that buyers prefer foreclosures and resale homes in Corinth, TX to new home construction this year. For example, 31 foreclosed properties were sold in 2010 in Corinth, TX vs single digit sales that you can count on one hand in New Home sales results.

Paperless transactions are now a reality

I have just completed a certification program called e-PRO. This is an approved technology training for today's real estate professionals. I have to say - I am very impressed by the information I have received and lessons learned. I have seen an agent in San Franscisco able to be completely paperless using her laptop/tablet pc for everything - from signing contracts, putting offers, making notes, emailing contracts on the go. Her office is a local coffee shop and she is teting along only a small computer bag. I am not that far behind! As of today, I am launching a paperless transaction technology. Basically, by my clients's permission - the entire process of signing agreements between agent and client, putting and finilizing offers will take minutes instead of hours and days! All done in the secure and completely legal, industry accepted way online. Leaving secure trails and proof of signatures, ability to download signed documents in minutes! One requirenment - email account - at least one per family if more than one person is on the contract and Internet access. If you are searching for a deal in today's foreclosure market you must act fast. Often, the hot property receives multiple offers in the first day on the market. Be the first one there with paperless transaction. If you are concerned with buying a home without properly inspecting it - no worries - there is always a 3-7 days inspection period in which to conduct inspection and upon finding someting unresolvable - ability to get out of the contract (in normal transactions it is called option period).
