Oakmont, Corinth TX real estate update

Corinth, TX: Oakmont is a large and very popular community of residential homes in Corinth, TX. Oakmont consists of several subdivisions such as Knoll, Woods, Fairway Vista, Fairway estates, Eagle Pass, Larkspur and more. There are some but very few lots still available to build on. One of those areas is Larkspur Subdivision of Oakmont. Located on the hill and boasting VIEWS, surrounded by Oakmont Country Club Golf Course - there are about 6 prepped lots for sale available for construction. Just a few days ago I had an opportunity to introduce my clients and meet with Dave Salisbury from Hamilton Homes (builder at Larkspur). I have to say - I was very impressed with overall experience, quality, green features, attention to details and floor plans flexibility that Hamilton Homes offers. I believe my clients were just as impressed! Dave gave a great overview of what his company is doing concerning design, foundation quality, and any additional features that might be needed to meet specific demands and needs of my clients. Corinth, TX - Don't be fooled by the national real estate market news! Residential Real Estate Market in Corinth, TX - a small suburbian town, located just south of Denton, TX and about 40 miles north of Dallas, TX - is robust! Median For Sale vs. Median Sold graph is a proof of it. These are the latest data taken from NTREIS - North Texas Real Estate Information System also known as NT MLS. Look at the graph - the spread between the red and green columns is shrinking. This simply means that while the median price of homes for sale in Corinth, TX may have stayed the same relative to last year (these data cover 12 months period) the SOLD homes in Corinth, TX show the increase of median price of homes sold in Corinth, TX by 16%! You took 100% loan on it (80/20 or 70/30)
You rolled your closing costs (this is bad!) 10,000
Your total borrowed sum is $210,000
You hardly paid down any equity during these 3 years
Now the home is worth $210,000
Calculate Broker commission, prorated tax, title company costs, Title insurance and you are in Negarive Territory!
You might end up needing another $16,000 just to close the sale!

So, call the agent and talk about it. She or he might either refer you to TOP SHORT SALE specialists in the area or handle it herself. This situation calls for a lot of work, communication with a lender - who are usually very unresponsive - and they have the right to ignore you all together! and a lot of waiting. BUT THIS MIGHT BE THE ONLY CHOICE YOU HAVE!
