You have heard from your friend how he got multiple offers on his property. Now, that you are getting ready to sell your home, you should know that in addition to proper pricing, THERE ARE other ways to increase your chances to be as lucky as your friend!
  1. Get your home in TOP showing condition! This means that when the potential buyer steps in, the first thing that comes to his mind is that this home is immaculate! Studies show that buyers make their decision to buy a home in the first 8 seconds. Then they simply look for qualities of the home to support their earlier decision. The same goes in reverse. Buyers' mindset in the first seconds of arriving to your home makes all the difference!
  2. Pay attention to SMELL and SOUND! Remember to address most senses in buyers. Pet odor, specific spices, and other foreign smells are a turn off to a buyer. Also, the noise - such as dishwasher, sound of washer and dryer, turned on TV on news channel - are the sounds that will take away buyer's attention and make them focus on the wrong things!
  3. Light is important! You can's predict if the buyer shows up in a sunny or cloudy day. Have as many lights on as possible before each showing. This will have a double effect. First, it will show you are serious about selling your home and prepared to show it in the best possible light, literarily! Second, it will cancel out any possibility of buyer thinking the home is too dark if the weather on that day is cloudy or if you home has less than desirable lighting in general.
