Many of my clients have Radiant Barrier on the list of the features they want to see in their home. In fact, in NTREIS (North Texas MLS) system - the knowledgable agent can set up a search link that limits search to homes with Radiant Barriers. However, because not all listing agents NOR sellers are aware of the importance of this feature for the buyers - they might simply overlook that feature when entering data into the NTREIS. The easiest way to find out is to get into the attic and look up - if you see silver lining - BINGO - this is radiant barrier! Here is the official definition from www.greenREsourcecouncil.org:
A barrier, installed on the underside of roof sheathing in warm or hot climates to reflect some of the sun's radiant heat energy so it does not enter the attic. Radiant barriers can also help prevent winter heat loss from the home.
