Tips for Preparing Property for Sale Photographing

Selling a home in Corinth, TX, Argyle, TX or Denton, TX? Use this list to prepare your home for sale and for a photo-shoot. The new trend in real estate is video! Once the house is cleaned up use this time to make a video of your home. Or ask your agent to do it. Remember not to point out where valuables are located! :-)




Tips for Prepararing your property for Photographing and Showings

Outside
  • Vehicles need to be out of the driveway.
  • All toys, bicycles, and any other clutter should be moved out of the way.
  • Hoses should be rolled up and out of the way.

Kitchen - arguably the most important room in the house.
  • Clear the island to show how spacious it is. A bowl of fruit or a bottle of wine can add a nice touch.
  • Small appliances make the counter space disappear. Remove the toaster, toaster oven, microwave, coffee pot, can opener, hand mixers, etc.
  • Clear the refrigerator of all sports schedules, school lunch menus, photographs, etc.
  • Don't forget to conceal the kitchen garbage.
  • Empty the sink and put the soap under the sink.

Bathrooms
  • Toilet lids down.
  • Shower/bath items should be placed under the sink for the tour.
  • Clear counters of electric toothbrushes, WaterPics, pill bottles, etc.

General
  • Fresh flowers create a warm, inviting mood.
  • Items not included in the sale of the home should be out of view. This naturally includes cash, jewelry and valuables.
  • Window boxes are fine if they do not block the view.
  • High-back chairs should not be in front of windows, which would block the view.
  • Turn inside lights on.
  • Fans off.
  • Televisions off.
  • Make the beds, clothes in the hamper.
  • Conceal garbage containers.
  • Remove pet food bowls and toys, and conceal pets.
  • You may want to consider removing fine art or expensive paintings from being photographed.
  • Conceal cords. They remind us how many things we keep plugged in 24/7.
