In the summer they can provide cooling breezes, but during winter they can also assist in circulating warm air through your home. The trick is understanding the switch on the fan which controls the direction of the fan blades:

During the SUMMER months, the standard setting of COUNTERCLOCKWISE provides cooling down drafts.

During the WINTER months, the reverse setting of CLOCKWISE creates an opposing updraft, which redistributes the warm air which rises to the top of the room.

By pulling cooler air up from the ground, the warm air is more efficiently distributed throughout the home.

You may have a wall switch with controls fan direction, but most ceiling fans have a simple toggle-switch which controls the direction of the fan’s motor.

Best practices when it comes to negotiating real estate deals

In my mind, a successful negotiation is not where one side has pulverized the other. You don't "win" a negotiation; you get the best possible outcome for your clients while doing the least harm. No one should leave a negotiation angry. After all, you never know when you might have to negotiate with the same people again.

When it comes to negotiating on behalf of my clients, I keep the following in mind:

Set the stage: I like a location that's quiet, neutral, pleasant, and away from distractions and confusion. It's best if everyone turns off their devices, and refrains from calls or texts during negotiations.

Be prepared: I never enter without my homework. I verify any outstanding facts before the negotiation begins. (Later fact-finding can cause a negotiation to bog down!)Present a united front: I represent clients and have been hired to act on their wishes. At times I may not agree with their position, but I never share that with the other side. If I feel a client's position is less than optimal, I only discuss it with them in private

Leave attitudes at the door: It's very simple... treat everyone in the negotiation with respect, regardless of personal opinions. If anyone disagrees, disagree with the idea, not the person.Watch non-verbal cues and body language: (Sorry, but I can't reveal all of my secrets here... suffice it to say I take it all in!)

Hold something in reserve: I discuss concessions with my clients before hand and only offer these concessions when we absolutely need to concede something.I don't harp about points that don't matter to my clients: Negotiations should never choke over a minor point. I like to get agreement on major points such as price and terms and put lesser items aside to return to later.

Never volunteer too much information: Knowledge is power in a negotiation. Telling the other side any information, however insignificant seeming, could weaken my clients' position. If you have been driving around Denton county in the past week you may have seen the A-Train sweep by you. The A-Train is part of the Denton County Transit Authority and has been up and running since June 20th.

There are some really wonderful features about the Denton A-Train. Commuters and those looking to just enjoy a day out can benefit from the rail system. Denton A-Train connects with the Dallas Area Rapit Transit - DART system, which can take you to places like the Dallas Zoo, the Dallas World Aquarium or Southern Methodist University (SMU). There are lots of things to do in Dallas - and Denton patrons can get there all by train.

Aside from the dazzling Dallas attractions you can enjoy, the Denton A-Train makes stops at Downtown Lewisville and Downtown Carrollton. Old Town Lewisville has many great shopping and dining options and a unique atomosphere that patrons are sure to enjoy. The next stop on the A-Train after Old Town Lewisville is Old Downtown Carrollton where you can find historic sites, restaurants, special events and more.

The Denton A-Train is perfect for commuters to Dallas. One commuter I spoke with said, "I have loved riding the train to work this past week. I don't have to worry about traffic or diving so I get to relax on the ride home" (Patti from Denton). Another rider said he rode the A-Train for financial reasons - "It would take me more money in gas to get back and forth from Denton to Dallas every day than it does for me to buy a month pass to ride the A-Train" (Victor from Denton). You heard it - Denton folks are liking the new A-Train already!

Corinth, TX: Oakmont is a large and very popular community of residential homes in Corinth, TX. Pricier houses' sale and price gains drive up Dallas' median sales price for 2010, but market for most homes fell

If you just go by the numbers, 2010 was a good year for Dallas-area home prices.
The median price of area homes sold by real estate agents rose 4 percent from a year earlier, according to Multiple Listing Service reports.
But the increase in home prices had more to do with what kind of homes folks bought last year — more expensive houses and fewer modest homes, a closer look at the numbers shows.
"Activity slowed much more dramatically at the entry-level price points than in the upper-level price points in the post-tax credit era," said Ted Wilson of Dallas-based housing analyst Residential Strategies. "Thus, with lower activity on the entry level and increased activity at the higher prices, the median price has shifted higher."
Wilson said home sales prices in most areas actually "inched lower" in 2010.
"This is not surprising since the inventory of homes for sale increased after the tax credit expired," he said. "Excess inventory in any industry usually leads to some discounting or price reduction."
But you can't tell that by just looking at the price maps.
Median home prices were higher in 29 of the 46 Dallas-area residential districts The Dallas Morning News tracks each quarter. The data to make the comparisons comes from the Real Estate Center at Texas A&M University and North Texas Real Estate Information Systems.
Across the area, sales of houses priced at $250,000 and above rose 3.4 percent from a year ago, sales data shows, while purchases of more modest properties declined about 13 percent.
"Yes, no doubt some of the increases in overall price levels are attributable to the rebound in middle and upper-end market and decline in lower-end, first-time market," said Dr. James Gaines, an economist with the Real Estate Center.
Gaines said that home values in North Texas are taking a hit from foreclosures, which were at record levels in 2010.
"What we're seeing is that nondistressed home sales are trending up in value at just under 'normal' rates of increase, but the distressed sales — as best we can identify them — are falling in prices," he said.
The biggest price declines last year were in areas with lots of home foreclosures, including Cedar Hill, Oak Cliff , Garland and Northwest Dallas.
Home sales numbers for 2010 are easier to figure out.
The number of pre-owned home purchases dropped in almost every area.
The only neighborhoods that saw significant increases in home sales were pricey districts where monied buyers were snapping up bargains.
Home sales jumped 30 percent in North Dallas, 29 percent in the Park Cities and 23 percent in Westlake-Trophy Club compared with 2009.
For all of the Dallas area, sales of pre-owned single-family homes fell about 8 percent in 2010 from 2009

Corinth, TX: Foreclosures or REO, HUD and Short sales - now familiar words in real estate community. While Denton County is not (yet) over flown with these types of homes - at least 18 homes owned by banks, HUD or VA are now available for sale in Corinth, TX.

HUD homes:
To search for a HUD home go to this site. Once you identify a few homes - contact me to set an appointment to view the properties. Good deals do not last forever. Be ready with you funds and pre-approval letters. Placing a bid on HUD site must be done by a registered agent with participating broker. Often, you get response from HUD fairly quickly. Home owner occupants are priority. Once a specified period ends - HUD accepts all offers, including investors.

FORECLOSURES or REO (real estate owned as an entry in banks accounting records)
The process to put an offer on a foreclosed property is similar to a regular home for sale. However, massive amount of disclosures, addenda will follow an accepted bid. In many cases banks agree to pay up to 3% in closing costs. They will also consider home-owner occupants first. Be sure all paperwork is submitted correctly or your offer may be returned and you will lose the bid (your agent's work).

SHORT SALES: This is the most time consuming process to wait for a response from the bank. Many homes are still occupied by current owners who are short on funds to pay monthly mortgage. These properties might be a good deal if the buyer is willing to wait and hang around for a 3+ months at least.

Freezing Temperatures

The forecasts are calling for temperatures in the mid to low 20s. Temperatures of this sort could lead to frozen pipes within your home and cause unwanted damage. Below is a list of helpful answers that can help prevent frozen pipe damage.

Q: When should I protect my piping?
A: Any time that freezing temperatures are under freezing for more than a 4 hour duration.

Q: Is an overnight freeze worse than daytime?
A: Yes, especially between the hours of 11 pm and 5 am. This is when most households are NOT using water which makes it easier to freeze(due to no temperature change in the piping system of the neighborhood). Stationary water will freeze quicker.

Q: What can I do to protect my water piping?
A: 1. Wrap outside hose bibs with a towel and duct tape
     2. Insulate exposed water piping in attic
     3. Run your furnace(72 degrees) a little hotter than usual. This will help keep temperature warmer in attic.
     4. Run a steady stream of water in all of your tubs (a small constant stream of both hot and cold water). Please remember hot water will freeze faster than cold so you need to keep water flowing through the water heater. The reason to have water run through
           all tubs is to ensure that all parts of your plumbing system are flowing as opposed to just one part.

Q: How long do I keep water running?
A: Until temperatures reach above freezing.

Q: How do I protect my sprinkler system?
A: Shut system down and make sure exposed piping is insulated and covered. Drain the water out of the vaccum breaker.

Please consult a licensed plumber prior to making any adjustments to your plumbing system.
